*New Home Warranty policies are underwritten by The Travelers Insurance Company of Canada. We do not offer New Home Warranty coverage in Québec. Warranty coverage is currently only offered in Alberta, British Columbia and Saskatchewan.
Are you eligible for home warranty coverage?
When selecting new builders for our home warranty program in British Columbia, Travelers Canada takes into consideration the builder's track record, technical expertise, financial capacity and after-sales customer service. Only those builders who meet our underwriting criteria are approved as member builders by Travelers Canada.
If you would like to apply for home warranty coverage with Travelers, please email warrantyunderwriting@travelers.com, and one of our underwriters will contact you. Please make sure you include all of your contact information and a description of your development plans.

Once you have registered your company and become an approved builder with Travelers Canada and obtained your license from BC Housing, you may register a new home for warranty coverage.
To begin the process, please forward the following items to Travelers Canada's Housing Registration Department:
Schedule C-1 – Travelers Canada Registration Form – Detached Dwelling
-or-
Schedule C-2 – Travelers Canada Registration Form – Duplex or Triplex
Warranty premium payment (payable by cheque or credit card form)
You will also need to register your new home with the BC Housing via the BC Housing Builder Portal.
Single-Family Homes over $1,000,000
All homes that exceed construction costs of $1,000,000 are subject to an additional premium of $200 for each $100,000 in construction costs greater than $1,000,000. Please refer to your Terms & Conditions (Schedule A) for your base premium rate.
For those homes that exceed construction costs of $1,000,000, Travelers Canada requires that you submit a copy of the building plans/elevations with your housing registration application.

Thank you for considering Travelers Canada as your warranty provider. If you would like to apply to become a registered builder and be eligible for the Travelers Canada's home warranty program, please contact one of our underwriters at warrantyunderwriting@travelers.com to request a Builder Application.
The process of getting your building permit contains two steps, the registration of the new home with Travelers Canada and the registration of the new home with BC Housing. Refer to the Home Warranty chapters for further information.
Travelers Canada will issue a Schedule D: Warranty Commencement Date Certificate a few months after enrollment. This document is to be completed by the builder and the new homeowner(s) upon final walkthrough and forwarded to Travelers Canada for processing. We utilize this information to create a homeowner policy package which will be sent directly to the homeowner. Travelers Canada requires three key items in order to commence the Warranty: 1) Warranty Commencement Date 2) Builder Signature and 3) Homeowner Signature. These completed forms can be sent in by either mail, fax or emailed to housingregistrations@travelers.com. For more information on how to fill out a Schedule D please see click here.
Under the Homeowner Protection Act and Regulation, Travelers Canada is able to exclude any labour, material or design supplied by the owner, as long as it is not done under the supervision or recommendation of the builder. Integral components of the building envelope such as windows, doors, roof, and siding/cladding are not permitted exclusions and must be covered by the builder. For further clarification please refer to Chapter 4 of your builder reference manual or click here.
Please advise Travelers Canada if the civic address or legal description of your project has been changed or amended. This amendment must also be processed by BC Housing and can be done through your BC Housing online builder portal.
Duplicate or revised forms can be sent out either via mail or electronically. Please email your request to housingregistrations@travelers.com and your request will be processed. Although the Schedule D is available in a hard copy triplicate form, this is purely for ease of providing duplicate copies for both the homeowner, Builder and us at Travelers Canada. Photocopies or email copies of Schedule D’s are also accepted.
It is critical to ensure that the homeowner receives a maintenance manual as it will allow them to properly maintain their new home and its components in a timely fashion. Travelers Canada has created a maintenance manual template which can be found here.
